What To Fix When Downsizing

Consider this: While you are downsizing they are upsizing

Now that you have decided that downsizing is right for you and you have contacted a real estate agent, you have to start thinking about getting your home in shape for showing. This can be an overwhelming prospect, especially if it has been some time since you updated the home.

The good news is that not all of the fixes you find are ones you have to worry about.

There are things that you must fix before you sell the home, unless you are willing to knock off some of the sale price.

Even then, these fixes should be taken care of:

  • Leaky roof
  • Broken windows
  • Non-working septic tank
  • HVAC system
  • Electrical

Basically, anything that could lead to liability problems or that could cause buyers to reconsider your home as a good deal is something to be considered.

The thing to remember is that while you are downsizing the person buying your home is probably upsizing. This means that they are probably in a tight spot when it comes to money. If you have had the things listed above fixed within the last five years they are going to find your property much more attractive. Mostly because it means it will be that much longer before they have to worry about replacing these things themselves.

It’s a good idea to discuss any renovations with your realtor. He or she will be able to steer you in the right direction in terms of what is worth putting money into.

Other aspects of the home worth changing

If you really want to make sure you make the best impression with potential buyers focus on the kitchen and the bathrooms.

Make sure the floors are in decent shape and the cupboards look good. If you have old cupboards you don’t have to go out and get brand new ones, that can be very expensive. Instead, just paint them a trendy color that will resonate well with buyers. Your realtor should know what buyers are looking for in terms of current trends.

Getting new fixtures and appliances (this is essential if some are broken and not working) will also go a long way towards selling your home for you. People want to spend as little as they can when they move in. Appliances are not a matter of personal taste, they are essential.

If you do decide to update other rooms don’t put in carpeting. More and more people are turning away from it in favor of laminate or hardwood. If you spent the money on carpet, chances are good buyers won’t like it and they will just rip it out when they move in. It is not really selling your home for you like the kitchen and the bathroom will.

A new paint job can go a long way towards giving potential buyers a good impression. Choose soft, warm colors and people will find it easier to imagine themselves living there. Again, this is something you can discuss with your realtor. He or she will be able to give you an idea of what is trending in terms of colors.

As you can see not every part of the home needs to be updated just because you are selling it. Focus on the things that are needed for living in comfort. This is how you will get the price you always dreamed of for your home.
